The Mechanical System Operator / Control BAS (Building Automation System) Technician is responsible for a variety of duties to include performing preventive maintenance, repair, installation and/or replacement of HVAC Controls Systems & Equipment, Building Control Systems.
Responsibilities :
Install, repair, and maintain DDC equipment related to HVAC systems.
Use a workstation or portable terminal to command points, evaluate programs, backup databases and update changes or additions to the databases.
Evaluate sequences of operation and assess the probability of the sequences functioning properly with DDC and electric control systems when applied to HVAC equipment.
Read and interpret blueprints and schematic diagrams related to HVAC control systems.
Diagnose HVAC system problems, including verifying operations of dampers, valves, actuators, coils, fans, pumps, heat exchangers, VAV boxes, airflow devices, water flow devices, thermostats, and other HVAC components.
Review and update alarm messages.
Review alarm printout for possible system malfunctions.
Prepare reports indicating findings after troubleshooting HVAC and DDC control systems.
Education and Experience Requirements:
High school diploma with 2+ years of electrical and/or mechanical experience. Vocational school or associate degree preferred.
Ability to obtain a TS/SCI Poly Security Clearance.
Be able to follow written procedure and follow standardized response protocols.
Desired Experience:
Familiarity with Honeywell Building Management Systems, Excel and Excel 500 Systems, preferred.
Experience with BAS communication protocols should include one or more of the following: BACnet MSTP, BACnet IP, N2, P1, Modbus, and/or LON.
Electrical hands-on experience installing and troubleshooting, including 480V 3-phase, 110V, 24V and 12V motor control. Experience working with Hard-Wired Motor Control Centers, Combination Starters, Start-Stop Stations, Estop Circuits. Experience work with Electrical Distribution systems and wiring up 480V. Ability to read and interpret electrical blueprints and control wiring diagrams.
Experience working with Tridium Niagara systems.
Abilities :
Lifts at least 100 pounds at one time and 60 pounds for an extended period.
Relocates a 12-foot stepladder without assistance.
Works at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks, and all types of ladders.
Walks, climbs, lifts, squats, crawls, kneels, pushes, pulls and reaches overhead on a routine and repetitive basis.
Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.
May use a standard ladder without exceeding the weight limit while carrying tools.
Tell when something is wrong or is likely to go wrong.
Apply general rules to specific problems to produce answers that make sense.
Combine pieces of information to form general rules or conclusions (including finding a relationship among seemingly unrelated events).
